Rental Application Screening Fee – Section 46. Effective May 1, 2024,
Landlords (including Property Managers) may charge rental application screening fees to prospective Tenants. This application fee will be charged at the time the rental application is processed. The fee will be limited to adults 18+ years of age and emancipated minors. The application fee may only be used to cover the costs of obtaining information about the applicant including:
- Personal reference checks
- Tenant reports
- Criminal background checks
- Credit reports
Upon the prospective Tenant’s request, the Landlord collecting the application fee is required to provide a receipt for the payment of the fee and a breakdown of the costs covered by the fee. The Landlord must refund any unused portion of the fee within 30 days of submitting the screening request.
